This house had really cool vibes & an amazing French Drain system which distributed rainfall perfectly, despite the grade of the yard.
This was a very nicely wired service panel. I love how they used lengths of Romex wire sheathing to safely label the breakers.
Can’t beat that view. It’s gorge on the Gorge, Columbia River Valley. This was a beautiful piece of property.

I love a properly encapsulated crawlspace. It’s a big expense, but it can save allot of money and headache in the long run.

The edges of exterior doors are one of the places you’re most likely to find conditioned air escaping your house & unconditioned air intruding. The IR cameras are super helpful when trying to determine where to focus your efforts in improving a homes efficiency.
These corrugated metal roofs can last a really long time! Even this can probably be fixed up with an elastomeric roofing product. Recommend evaluation & reapir by a qualified contractor.
If you look closely you can see this chimney beginning to tilt off to the right, as settlement has been progressing down and to the left for many years. That’s not good!
A little bit of movement at the bottom of a structure can lead to allot of movement above. These old brick masonry chimneys incredible structures, check out the angle this one has taken on over time. Still standing though.
Now that’s a nice attic. Fully sealed, spray foam insulation, they did a great job.
Many homes in the Pacific Northwest still have lead plumbing! Definitely not something you want to find out about after the deal closes.
Improper flashing material at roof edge. “Beer Can” is not a proper roof flashing material. Beer can appears to be functioning at intended, and has perhaps been doing so for some time. Recommend repair by a qualified contractor & replacement with UL listed flashing material.
HVAC systems produce allot of condensation. It’s important to have someone check out these condensate pumps every once in a while. Otherwise you won’t know they’ve failed till there’s a little flood in your attic or crawlspace!
Structural problems develop slowly & often go unnoticed… Until something collapses that is. Getting out ahead of these issues saves allot of expense.
No ground, no neutral, & only delivering 30 volts rather than 120. Wonder where the rest of that power is going… The homeowner had no idea that this outlet might be dangerous.
